PKP S.A. and HB Reavis will build the Warsaw West Railway Station
PKP S.A. and the international developer HP Reavis will jointly build the Warsaw West Railway Station and the accompanying office centre
PKP S.A. and the international developer HP Reavis will jointly build the Warsaw West Railway Station and the accompanying office centre. Today an investment agreement in that matter has been signed. The parties plan to complete the project until the end of 2014 and later on to build a modern complex of buildings combining office, shopping and service functions. The cost of the whole project is EUR 110 million.
The new railway station and seven office buildings will be erected from the side of Aleje Jerozolimskie and will occupy the area of nearly 1,7ha. The entrance to the station will be provided both from the underground tunnel and from the overground part, in the vicinity of bus and tram stops. The floorage of the building will be 1,250 m2 and it will be fully adapted to service people with impaired walking or the blind, as well as furnished with air-conditioning and monitoring function. “This is another investment of PKP S.A. prepared jointly with a private investor, similarly as in Katowice and Poznań. The Warsaw West Railway Station and the surrounding areas provide vast opportunities. Therefore, the railway station functions guaranteeing the European standard of travellers service will be successfully combined with commercial functions,” says Paweł Olczyk, President of the Management Board of PKP S.A.
Next to the station a modern business centre will be built, consisting of 7 office buildings (6 six-storey buildings and one twelve-storey building) of the total floorage of 54,000 m2. Underneath a two-storey underground parking lot for roughly 1,000 cars will be available for staff and tenants. The parking lot for passengers will be arranged from the side of Tunelowa Street.
The architectural concept by HB Reavis is only preliminary. The company plans to cooperate with local, experienced partners in order to create a complex of extraordinary architectural features, with the main assumption of simplicity and functionality. The complex will incorporate a lot of greenery and service outlets on the ground floors of the buildings, both for the office staff and the travellers. The Warsaw West Project, similarly as the other projects of HB Reavis in Europe, will be prepared with special emphasis on environmental protection. In that regard HB Reavis will apply for the BREEAM certificate (energy certification system for office, commercial and industrial buildings).
The new Warsaw West Railway Station is the second project of HB Reavis in Poland. The investor has been building the Konstruktorska Business Center office building in the Mokotów District of Warsaw. “Already with the first project we have vigorously entered the real estate market in Poland. Therefore, we are glad that shortly after the beginning of construction of the Konstruktorska Business Center and launching of a real estate investment fund in Luxembourg we are able to announce partnership with PKP S.A. in the execution of the Warsaw West Project,” says Stanislav Frnka, Country CEO, HB Reavis Poland.
The project will progress gradually. The parties plan to complete the railway station until the end of 2014 and further on the office buildings – all of them until 2017. The estimate cost of the whole undertaking is about EUR 110 million.
The legal advisory services for PKP S.A. during the negotiation and agreement execution have been provided by the Trusiewicz Siwko Law Office. The team participated previously in the discussions regarding the construction of Poznań and Katowice railway stations.
